Like most industries, Lake Tahoe tourism took a hit with the economic challenges of the past two years – with 2009 being one of the worst. That is reflected across the board among our properties – but likewise as the graph shows above – We still lead the industry in South Lake Tahoe. The above stats are from the City of South Lake Tahoe TOT records as well as cometitive web metrics. ----------------------------------------- Virtual Tours Available - Optional Service Tahoe Keys Resort began offering optional Virtual Tours for properties last summer. These tours have proved to be very popular among guests. They provide a better overview of properties than can be afforded by standard photography. We outsource these tours - shot by a professional photographer. Unlike many virtual tour companies who also require a hosting fee, Tahoe Keys Resort negogiated the ability to host these on our own site, thus saving a bit on associated costs. The virtual tour package is available for a fee of $150.00 which includes the photography, editing and hosting. If any owner would like to schedule a tour shoot - please contact Lisa Underwood via email: lisa@tahoekeysresort.com The tour can be billed to your account. In preparing for summer remember that although Tahoe is relatively cool - air conditioning is virtually non-existent. With that in mind, houses must be equipped with window screens for cross breeze activity and multiple fans. Nothing promotes complaints from guests like soaring temperatures. Help us - help them keep their cool ---PLEASE have FANS in your properties!!! Last year there were verified reports of West Nile Virus found near the Tahoe Keys area. We all know how bad the mosquitos get in Tahoe - especially near the wetlands of the Keys - this is why it is impertive that screens are in place and in good condition. Above all - we appreciate you and our partnership!! ------------------------------------------------------------------------------ Many of you have commented on the new owner pages and the wealth of information that is now at your fingertips. Over the past few weeks we have upgraded our property management software to a newer version that will allow more flexibility in both owner services as well as guest reservations. Soon we will have the ability to not only email owner statements but to do direct deposit of owner revenue checks. We will be contacting you within the next few months to finalize arrangements for this service. We will also be launching a new complimentary web site along with the Tahoe Vacation Guide to attempt to capture even more of the Tahoe market. Look for this before summer! Although the Tahoe rental market has been flattening out and even trending downward in recent months - Tahoe Keys Resort is committed to maximizing rental revenue for our owners. We have actually increased our advertising buy in an effort to counteract the "shrinking pie". If the pie is indeed getting smaller - our goal is to ensure we are getting the biggest slice possible! At the end of May, our reservations team will be trained by one of the leading hospitality trainers in the country - Doug Kennedy. He will be concentrating on teaching closing techniques to our team to make them even more effective at handling calls. We have also mounted a major guest outreach for summer - blitzing over 10,000 past guests as well as all AAA offices within the state of California. ________________________________________ Effective immediately, TKR will no longer accept payment for cleaning fees from owner guests. All owner guest cleaning fees will be automatically billed to your owner statement. During a recent audit by the City, our company was forced to pay hundreds of dollars of tax on owner guest cleaning fees that we did not charge your guests. To eliminate this liability, all owner guest cleaning must be charged directly to your accounts. At this point, the cleaning fee becomes an expense of the owner, not consideration charged for "rent" per the city's loose interpretation. We will be insisting that drip pans be placed under all BBQ's that reside on wooden decks. This is an extra procautionary measure to protect your investment. If your property does not currently have a drip pan - please note that these will be purchased and billed to your account, we will not be calling for approval.
